Help!! Need a Mortgage Loan!!!

All,

I need some advice. I am in desperate need of a mortgage loan. I just sold my house, tried to apply for an FHA, but was denied both occasions.

I have a 4 year old Bankruptcy, and a 2.5 year old foreclosure. The lenders said that I need 3 years post foreclosure and 4 years for conventional...with the tightening of mortgage lending. Are there any other options? I do have some downpayment.

My scores are: TU: 715, EX: 708, and EQ: 653

fha is 3yrs and conventional is (or will be very soon) 5yrs+

there are some programs like NACA and others that may have different criteria.

I believe with NACA, you have to be 5 years out of bankrupty....do you happen to know the names of any other programs?

most are for low/moderate income.

if you earn less than 80% of median income for your county... maybe a program at BofA?!?!?!?

With NACA you have to be 2 years out of a bankruptcy or a forclosure.
