Help me. 661 mid score

Hello 

 

i need help. 

 

My wife giving up on new home. Excuse me english not ok.

 

 

she work hard on my score. Finally up.

 

we both work. Problem I wanted to try side work but we had lose on 2014 tax. 

 

She no think we can get house now.

 

is this true

 

her score good we have ok money down have to sell house for new

I don't have any advice for you, but I wanted to say welcome to the board & don't worry about your English because I could understand you just fine. =) My German isn't the best either.

1. When you say side work, do you mean you had a self-employed business?

 

2. If so, did you have both a self-employed busiiness and a W2 job?

 

3. How much did you and your wife make combined together from all W2 income?

 

4. How much was your loss (on tax return) from your self-employed business?

perdimos 4000 lose

 

i think 65000 to income

You need to speak with a loan officer, it's possible you may qualify for a home (if you only lost $6000 from self employed, but you still made your other income in full)!

 

Usted necesita hablar con un loan officer local. ¡Es posible que usted puede ser eligible para una casa (si solo perdiste $6000 de self employed, pero tiene su otro income en total)! ¿Donde vives? Lo siento, mi espanol no es perfecto.

Also, keep in mind that some of the deductions you took that caused you to show a loss, may be able to be added back to your income for qualifying purposes.

 

There are  4 schedule C deductions the banks can add back into your income.  Depreciation, Depletion, Business use of a home, and deductions considered to be one time business expense.  

 

Google form FNMA 1084 and use that worksheet to figure out your income.  If you took the "right" deductions, you are probably in much better shape than you think.
