Home in Five Credit Exceptions?

Is anyone familliar with Home in Five, an FHA downpayment assistance program? I've been killing myself trying to get my scores to 640 to qualify, and I'm waiting on the official rescore that should come back this afternoon, but the simulator suggests I should expect TU 642, EQ 624, EX 618. My lender says they have had clients get credit exceptions and get approved when scores aren't quite there. Has anyone ever seen that who can tell me under what circumstances this might happen? (What scores, what kind of overall credit profile, etc?)

 

I'm trying to make some decisions, and any additional insight would be very helpful.

i would call the dpa people to confirm that grannt the exceptions. THEY would have to grant them..... NOT the lender
