Homeowners Insurance-Contract for deed

WE bought a house on a contract for deed 2 years ago

Taxes and Insurance are in Escrow

Last year I was without Homeowners insurance for 2 months Didn't know til I received CANCELLATION from my Insurance company

 

Now yesterday I received another CANCELATION 11/11/11

Seller has not sent it in again

Is this a violation of the Contract

 

Just like if I would not pay my House payment I would be in violation

I have not missed a payment in 2 years

I live in Minnesota

I hope it is I would like to get out of this contract

Please tell me what to do

Read your contract carefully, in my experience I wouldn't think that this would be explicitly stated in the contract but you never know. 

 

It really depends on the language in the contract, if there are explicit obligations that the seller is not fulfilling, then you may have an out.

 

Talk with an attorney, hopefully you used one when arranging the contract for deed, you really need some legal advice to see what your options are.

 

Have you talked with the seller about this ??
