The down payment will be dependent of the loan type
FHA 3.5% minimum
closing costs will be about the same regardless and can be negotiated to be paid by seller on all loan types
I would estimate $5,000 - $6,000 or 2.5%-3% for everything - prepaid items and non recurring costs
