I Got PreQualified...!

Now I know this is NOT preapproved....
 
but I'm sitting here way past my bedtime and eating antiacids! LOL
 
I just reined myself in after looking a house (hated it, but it was in line with what I wanted to pay---not what I wanted.)
 
Then late last night I found a house with motivated sellers (as he was being transfered out of state). Awesome home in the very neighborhood I've wanted all along---get this!
$24k below market value in a very stable area with awesome schools!
 
I talked to several people family and not....and all said I would be crazy not to go for it.
Had just pretty much made up my mind that I would be better off waiting till next year to have more money down and credit a little higher.
 
But then was talked into applying simply because the interest rates will most likely be higher then and this seller is not only selling than less than market value, but offering to pay closing costs.
 
I am scared to death!!!
 
The only thing I'm really worried about is:
A.)  Less than 2 yrs on current job due to health issues (documented). Was out of work for 14 months. Never out of work before that.
 
B.)  And my dti currently with this would be 44.85%. But if I had to, I could pay my car down to less  than 10 months.
 
Does this sound feasible??

Technically that would be an exception on the employment, but if there isn't anything else wierd on the file I could sell that to an underwriter all day long.
Please tell me that last job and current are in same line of work.

Problem is, the house sold! Smiley Sad
 
On the up side, before I knew this, I called and gave much info over the phone (following up with the prequalification). Basically, BOA said I could most likely get preapproval within 24 hours (providing everything I told them checked out---and it will).
 
Told me I could probably qualify for more---told them no. (Want to do this comfortably).
Problem is; I thought this would be 3% down, no closing costs, no pmi....
Said the minimum score for that was 680. Said he pulled mine at median 640.
I just pulled all three and median was 660. (hmmm)
Still not not 680, I know, but I guess that's where mortgage fico comes in?
 
Oh, well. At least I got over the scary part (fear of rejection).
Even still, think I'll wait and build more (credit and down payment). Can't seem to find anything I like for my price range anyhow.  I could swing 5% down (barely), but I would rather pay my car off and not have that bill to worry about.

sounds like the loan officer doesnt know what an fha loan is.....

Ok, now sorry I applied online for prequalification. Both BOA and WF pulled two inquiries each!
Why is that??

they both suck as retail lenders.
great companies to sell loans to, but their retail operations leave a lot to be desired.

Pardon my loan ignorance, but why is that, Dallas?
And could you recommend any companies in the St. Louis, Mo area?

they have some decent loan officers.... and they have some pimple faced kids who dont know how to do loans.
see if there is a primelending up there.
otherwise, get a referral from a realtor or friend/coworker
