Re: I Pulled The Trigger!!! New Pics!!

This train just keeps moving along.  They finally got the support columns for the front porch complete and the shutters put on (they'll be painted later), so it's looking like a real house now.  They are also framing the houses on either side of me.  There will literally be about 10-12 feet between the houses.  I just hope it will get enough sunlight so that the grass doesn't die.  They are sodding the front, side and back.  I do still have a decent amount of back yard space that I can fence in though.  Less yard to maintain I guess.  Can't wait for September 19th!  I hope we can stick with that date since my birthday is the day after.  Anyway, here are some pics of updates that they've done.

They've gotten the wainscoting completed in the dining/flex room and gotten the cofferred ceiling complete.  I love how it looks.

IMG_2426.jpg

They also got the carpet installed, a little early if you ask me.  I would think that would be the last thing they put in since they are going to be tracking so much dirt in the house.

IMG_2409.jpg

Finally, they have the fireplace complete with the gas logs inside and the granite surround.

IMG_2430.jpg

In addition to this, they've finally installed the toilets and sinks in the bathroom and finished the crown molding in the master bedroom.  At the rate they're going I think they will likely make the September 19th close date.  I suspect they will start leveling my front yard soon so they can install the driveway, sidewalk and grass.  Exciting times!

Looking good. It's funny how different builders build.  DR Horton is the other builder in my section and I have gotten to watch them build houses as I have been watching mine be built.  Dr. Horton doesn't do the sidewalk or driveway until almost completed and my builder that is one of the first things to they do.  My driveway was poured about a week after my foundation.  It's good in a way and bad in others.  Anyway, your house is looking really nice.

Thanks Spider07.  That is strange how differently they do it.  You would think builders would use the same basic methodology.  I assumed it was because they work on a group of houses at the same time.  I noticed that they installed all of the driveways and the sidewalk across the street from my house at the same time.  Maybe there is some efficiency in them doing one "pour".  Who knows.  Now that I'm less than a month away, I've got to start throwing things away so that I only move the stuff I need.

Re: I Pulled The Trigger!!! New Pics!!

Ugh!  Now they seemed to have slowed down again!  Not much progess since my last set of pics.  I was able to talk to both the sales agent and the project manager today.  Apparently they are waiting on AT&T to put down some kind of fiber lines or cable in the trench they've dug in the front and side of the house.  They are hoping to have that done in the next few days so that they can level the front yard and pour the driveway.  The inside is close to being finished though, and the appliances should be here by next Wednesday.  They said they are still on track for closing on the 19th assuming AT&T doesn't take too long.

On a more positive note, I got the below e-mail from DHI Mortgage earlier today.

Good Morning,

Your loan has been final approved on the processing side. I've ordered a final inspection for 9/18/2017.

Yes!  The only thing standing between me and the "clear to close" notice now is the final inspection.....and AT&T.  Smiley Frustrated

Re: I Pulled The Trigger!!! New Pics!!

Got additional news to share and a question about one of the pics I'm about to post.  Hopefully someone on here knows a little about housing construction.

The good news is that I'm officially set to close on September 19th and I've gotten my closing disclosure.  Much to my surprise, my cash required at closing is much less than I anticipated.  The initial paperwork said I was going to need around $7,000+ for closing, and I've currently got $9,000 ready to go.  Well, the closing disclosure I received today said I am only going to need $3,300 at closing!  I really hope that doesn't change between now and closing.  I'd like to keep that cash in my account if I can.

In addition to that, I got a call from the sales agent saying that he wants to schedule my walk through on September 12th.

Finally, I drove by the house today and they've finally poured my driveway and my part of the sidewalk.

IMG_2468.jpg

Now, my question for anyone who might know something about home construction.  Take a closer look below at my front yard.  They still need to grade it to a gentler slope.  I thought they used a back hoe for that.  It doesn't look like there would be enough space for that to maneuver to properly grade the front.  It also seems to me that they should have graded the entire front before pouring the driveway and sidewalk.  I'll admit I don't know anything about how this "should" be done, but that seems backwards. Keep in mind that side of the house sits on top of a 6ft. subwall which you can partially see bordering the right side of the yard, so the yard drops from there down to the sidewalk.

Re: I Pulled The Trigger!!! New Pics!!

OK, now this is what I call progress!  I am getting so close I can feel it.  I suspect the impending threat of hurricane Irma making it to the Atlanta area has really lit a fire under them.  Here is what it looks like now.

They've uncovered the floors and I must say, they are looking nice:

The appliances are now in, so it's looking like a real kitchen:

They've even got the sod, shrubs and tree installed.  My back yard is turning out to be a nice size.  Perfect for the dogs:

Thanks, I appreciate the positive thoughts.  BUT, as luck would have it, it looks like I am going to have to push back my closing date by a couple of days.  I was supposed to have my final walk through and inspection tomorrow morning, but the city utilities department decided that they didn't have time to turn on the power and water today, and likely won't have it on before Monday.  Hurricane Irma caused enough of a mess up here that everything is a couple of days behind.  So, I guess I have no choice but to wait. This is about to be the longest week of my life.  I don't know if I'm going to make it. Smiley Mad
