Well, I met with my lender today and went over all the paperwork I've turned in these past couple months. Everything has been submitted, organized, matched with DU inputted information, and re-checked... Now it's heading to a human for review.
Lender said she is emailing disclosures to me that, once signed, will require an appraisal within 3 days....
Realtor said he spoke with leasing agent today and written approval for the short sale is expected within a week!!
Any helpful tips, thoughts, or what to expect ideas are welcome!

If only I drank!!
I hit at a casino for a few hundred bucks right after meeting with my lender... Realized I couldn't even deposit the money because it'd be questioned! It started feeling a lot more real then...

I also found out that when my LO submitted everything through DU that she only included my wages from my employer and not any child support or other income, and I was still approved, which gives me a lot of hope.
I just sent an email to my realtor to see if he can find out from the leasing agent what appliances are going to be included with the sale. Come to find out the house was a rental home (owner lives in town), so I'm hoping that because the owner has a residence that I assume already has appliances he'll be ok with the current appliances staying put. It'll save me a few hundred bucks plus the headache of hunting for second hand stuff and installing everything between work and my 3 kids... plus... I'm a girl and well...I don't want to install appliances. ![]()

Crossing fingers and toes for you! ...Paying with cash? I don't think I know how to do that either! Just gotta love the whole "bank account" paranoia thing that underwriting creates - not. I had to account for EVERY deposit. Writing an explanation about a $3.55 deposit? Good times... ![]()
