41% should have problem going conventional.  With a 705 score and 10% down, I'd seek out a different loan officer so you can compare.  Conventional will be a much better deal than FHA, particularly if your loan term is longer than 15 years.

Thanks Shane. Turns out I was denied by the first lender for conventional, so went to a second lender who already went through DU and said I'm more than okay. I'm going to pay a slightly higher interest rate, but they also bought out my PMI. He just asked my realtors if they wanted to move up closing by a few days since the loan will be done faster. Yay!
