Is it common that appraisal report is under management review?

Now I am leaving for the walk-through of the property before closing. Still waiting for final HUD-1.

11:25 AM final HUD-1 approved.

12:30 PM got a cashier's check

1:00 PM met with closing agent

1:45 PM finished signing all docs

Now the closing agent is going to Fedex everything to sellers who are in another state for family emergency. Once they sign and send back, title company will distribute funds. So officially I am not homeowner yet. The estimate funding date is next Tuesday (June 29th).
