Loan was sent to USDA on 6.14.2012. USDA is running 18 business days behind! This puts us to about the 10th before it even gets looked at at the USDA! I have to be out of my apartment on the 7th no later! This is going to be interesting!

The process has been so stressful that I truly hope it will be worth it. I'm even paranoid about posting this now in fear of jinxing anything. With dispute comments and lack of transcript coming into play, I was afraid things were not going to come together, but it appears to be so far. We have had the inspection and the appraiser finish up, so now I guess we are just waiting to go through underwriting. Not sure if we will be able to close early as the sellers hope, but we'll see. I'm not sure how long this part of the process takes. I know the appraiser only had one issue which the sellers were taking care of this weekend. Fingers crossed. Good luck to everyone else as well.

Traditional seller also. Contributing $3500 to closing and home warranty. Haven't done appraisal yet and am expecting it to come back in the 170's so there will probably be another change in terms soon.
Just got the final OK. Appraisal came back at 187,000 so no problems. Closing moved up to Monday afternoon. Only conditions were to explain an expense reimbursement and any credit inquiries in the past 12 months. Ended up with $5500 seller contribution due to items needed on inspection and declined the home warranty they offered as it was crap. Still going FHA with 3.5% rate and 1.5pts lender credit. I'm ready to MOVE!
