  • Loan Application submitted:  6/13/2012 was pre-approved pending 640 credit score at the time was 639 :/
  • Loan approved: pre-approved, waiting on final approval
  • Committment letter received on: pending
  • Closing date: July 27th
  • Closed on: Pendng

Started at 605 in May just yesterday received news that im at 643, finally! In May I was told that 620 was my target score but in June Wells Fargo announced that they would only buy mortgages if the applicants had a score of 640 or better (Giant punch in the gut). After 1 1/2 my mid is at 643! Hopefully everything goes smoothly from now to closing.

Seller flipped house and is making over 60% profit. Because of that, FHA required house inspection and 2 appraisals!
Still in the process of moving in.

Blzer, thanks for posting! I was looking at quite a few flipped houses ... and most of them looked awesome!!!

 

The house we got i just absolutely fell in love with!!!

Update ... Was scheduled to close 6.27.2012.. still waiting to get file back from USDA. They are now 2 days away from looking at my file. I hope everything goes smoothly from here on out.

Congrats to all you July closers!!! I hope to join your ranks by the end of this month or by early August. Haven't posted on here yet for fear of jinxing myself (have lost 3 houses this year due to low appraisal issues so until my appraisal come back clear I'm not gonna let myself get too excited). But anyways here goes:
Purchase Price:  $55,000 (seller paying 3k closing costs)
Property: 1 1/2 story brick Cape Cod
Submitted offer on: 6/22/2012
Signed Purchased contract on : 6/25/2012
Type of Loan: FHA
Loan Rate: 3.75%
Loan Application submitted:  7/6/2012
Loan approved: not "officially" but was pre-approved in Dec 2011 for 150K
Committment letter received on: not yet
Closing date: Tentatively scheduled for 7/27/12
Closed on: not yet.
*will not breathe a sigh of relief until dreaded appraisal is done. It is ordered for Friday the 13th (eeekkk!! I'm superstitious so that kinda weirds me out, lbvs) and if the appraisal goes ok I will then move on to stressing over UW :smileyhappy: please, all my fellow July/Aug Closers say prayers for me and send positive vibes my way that it WILL work out for me....I feel like everyone is having such good luck so maybe some of it will rub off on me :smileyhappy: Blessings all.....
