I'm so excited to start the process. The LO said based on what I told him, he's pretty sure he can get me a loan. My TU score here as of yesterday was 719. According to the lender pull today, it is 741, EX 736 and EQ 704. The myfico scoring model is different, and I have $1 balance on two credit cards which goes to show that the TU98 can be pesimistic to the new scoring model with low credit card balances as one variable that may affect the score.
Now I just need to send in my tax returns and a copy of my bank statement and I'm closer toward pre-approval and then I can start my contract to build the house!!!!!
Do you know which TU FICO they used? Quite a few possible but it seems like TU FICO Classic 04 is the most likely

Regardless, Academy Mortgage just Pre-Approved me for 215k!!! So does that mean purchase price of 215 or loan amount? If that is sales price, what would happen if I want to buy a home that is 220? I think for PMI I need to keep at least 5% down to avoid larger insurance payments as well as pay a bit more to keep it within the loan limits?
