Yes, that is an excellent start: $20k to $30k on a $200k purchase gets the 10% down if your mid-score is less than 580. 

 

Having your student loans paid on time is also excellent.

 

Are you sure you are looking at your mortgage scores?  I say that because if you are getting your score from another source like one of the free sites (credit karma) it is very possible your mortgage score is much higher.  My vantage 3.0 score from CK is awful (recent high utility)  but my FICO mortgage scores are about 100 points higher!  Check your mortgage scores here, you may be in better shape than you think your are Smiley Happy
