Lenders recommendations that anyone closed with recently FHA

Hello All,

 

Looking for  LO or FHA Lenders recommendation that anyone closed with recently.

From what I heard big banks like WF, Bof, would be the hardest to get approved with compared to small/local lenders that usually sell the loan a day after they close.

 

My other question is that I can shop around with many lenders within the 30 day period but will still show as an inquiry but score will not decrease  ?

  BK 7 Discharged 7/08

2 foreclosures (already passed 3 three years from title transfer)

Self employed 

60 days money seasoned

I don't have any recommendations specifically.  

 

I would suggest a local bank that you have a long term relationship with.   

 

Even though you have two foreclosures behind you, I would be cautious as a lender to give you a mortgage.

I used Wells Fargo ealier this year and was very satisfied.  Been around five months now and they haven't sold the loan yet.

IOBA , Fha requires three years out of foreclosure (transfer of title)

I just closed on a FHA streamline with Flagstar. Had special circumstances trying to refinanace with only one corborrower as there were two on the original loan because one of us had bad credit after a bankruptcy and foreclosure from a couple years ago. So we had to do a full credit qualifying streamline just getting the one coborrower approved on her own. Was a long process and many other folks didn't even give me the time of day. But my person a Flagstar got us done.

 

But it would be helpful if you said where in the country you are located since you are looking for possibly a smaller lender who may or may not be licensed in your state.
