Listing 401k, IRA as assets.

I am in the process of buying a house with a 100% USDA guaranteed loan.  Sell price is $126,000, seller paying closing costs. 

 

My income is $38,000, middle score 741. No debt at all except for paying off my credit cards in full every month.

 

I only have about $5,000 in checking accounts. I do have $78,000 between a 401k and IRA accounts. My broker left them off the application.  Would it be better for them to be listed on my application, or am I in good enough shape without it?

I don't think there are any reserve requirements with that type of loan, but obviously, having some can always help get the loan approved. Your available loan balance could be considered part of reserves, but you're probably fine regardless.  If your middle credit score was borderline, then it might have been better to include the retirement accounts.

why make a file thick with docs you dont need?

 

i leave off assets all of the time.
