Looking to buy first home what does everyone think????

We are not looking to apply for about a year maybe less. First time home buyers. Hoping for convential but understand if we have to do FHA. According to the calculators 150k should be about our max.

1.Credit.  One student loan with a ton of lates that is a year and a half old but paid off. The other has  two charge offs but from about 5 years ago. Ult is perfect no lates in a year and a half. Tu 08 scores are 670 and 682.  Will not app for another card till we close on a house so we will have about a year of no apping.

 

2.Income- about 50k between the both of us.

 

3.Source of income.  Employment- W2 salary

 

4.Monthly debt payments- Nothing both own cars and have no student loan debt owe no money on credit cards

 

5.Employment- Both in the banking industry which could help us get a loan. One has been on the job for  a year and a half the other for two months. Just changed jobs was a retail manager for 6 years before that

 

6.Assets/Reserves.  15k for a down payment

 

7.Location.  Middlesex county Connecticut

 

8.Property.  Is it a single family house

 

9.Value- 150k

 

10.Occupancy.  Primary residence

 

12.Transaction Type-  Purchase

You should be ok - the job change is the only thing thats is a concern - as long as you can show that the jobs are similar you should be ok
