The house I want has been listed for about 6 weeks, so not long (I may be the first offer). The house was listed in 2004 for $110,000, and is now being listed as $99,900.I suggest maybe going a little higher but ask for closing cost assistance - Example: Offer $85,000 but ask for $5000 in closing costs.

Something I forgot to mention. I have two good houses in mind. They are both listed at 99,900. The one I want to make the offer on is probably the lesser valued house of the two (it has vinyl siding, less square footage, the other one is a solid brick house in a more desirable subdivision). The other house was also recently listed at $112,900 and has been dropped to 99,900. It also has a for rent sign so they definately want to unload it. If I low-ball on the house I want and they refuse it, I will probably make an offer on the other house. Because agents talk, they will probably be aware of this backup property. I'm hoping all of this will be to my advantage in making a steeply discounted offer, but also come off sounding like it is a serious offer and not insulting.
