I'm in waiting for the underwriting decision and have been stressed since we ratified our contract.  I called our loan processor yesterday and she said we probably should hear something from our final processor by the end of the week regarding any conditions.  The sellers are in a hurry to move and wanted to close on 3/24, but that is definitely not happening now.

Update to our continued adventure...

Received word from our LO that we have conditional approval!

Only thing in the way is our appraisal and a termite inspection. I believe the sellers are going to fix most, if not all of what we asked them to.

Still on track to close on the 10th! Keep praying all continues to go well!

Update from my way. My loan has been approved!... With conditions in order to get the clear to close.

A letter of explanation for two inquiries. Both are from shopping for mortgage rates.

Submit a new pay stub and pay homeowners insurance.

I'm surprised they didn't ask for bank statements. Maybe that will come later? Anywho I've been anxiously awaiting to hear something so it's been a good Friday.

I just had all that ready for them cause I figured that they would ask for it anyway. I typed up a letter of explanation for the negative trade lines and some other stuff as asked, and tried to get it all covered prior to having an underwriter look at it.

Update on mine.  I called on Wednesday to make sure everything was going along okay and was told that the title work still hadn't been received from my settlement agent, so they couldn't move it to the underwriter.  I called our settlement agent, and they sent it over on Thursday morning.  I confirmed with my lender that they received it and were set for underwriting on Thursday evening, and that I should hear something by Tuesday at the latest.  

 

I'll probably call again on Monday night to make sure that we are still good in underwriting, and that nothing else is holding us back from having a complete package that they can look at.  

 

We have our homeowners insurance policy in hand, all funds documented, bank statements and pay stubs are to-date, appraisal was received weeks ago, and the title work is complete...don't know what else can delay it.

March 18th...CLOSED!!!

 

Original close date was March 21st. I had a conditional approval. I had to have 3 months of mortgage payments in the bank.
