My close date has been moved up from June 10th to May 25th!!!! Appraisal ordered yesterday, turning in final documents to meet conditions today, and hopefully the rest will be smooth sailing since this was a rocky road in the beginning. 2 weeks and counting.......

Closing date May 26, 2016 at 9:00am!!

So blessed and thankful to God.. Congrats to all the people closing on there homes this month!!

I was too nervous to post in this thread earlier, but i'll add my info now.  

 

  • Purchase Price: 145,000  (was listed for 155,000, but didn't appraise)
  • Location: Pennsylvania
  • Property Type: Single Family
  • Signed Contract : March 9, 2016
  • Type of Loan: FHA
  • Loan Amount: put 3.5% would have to look at loan paperwork for exact amount.
  • Loan Rate: 4.125
  • Committment Letter Received: 4/15/2016
  • Closing Date: 4/29/2016
  • Closed On: 5/9/2016

We ran into issues with the appraisal so that set us back a little.  So glad to finally be able to post in here.

Hey all.

Another update. Still havent closed (was supposed to May 10th) and a new date hasn't been scheduled yet.

 

After the house was appraised, the appraiser fell off the face of the earth and wouldnt answer phonecalls or emails. He took 12 days to submit the report to his vendor.

The vendor needed to quality check it and then they submitted it to my lender yesterday. My LO said the report is in rush review and as soon as that is done, we can close ASAP.

 

Frustrated. Hopeful, but so freaking frustrated.

After a one day delay, we officially closed this afternoon.   Thanks to all the advice on MyFico Forums over the past 6 months.  Cheers to all!

I offically closed last Friday.  Below are the pariculars.  My mortgage broker was so good.  Since I got the seller to pay all closing cost I did not even have to fund my Escrow account.  I only paid the 10% down payment.
I can make a balloon payment to remove the PMI once I sell my other property.  No pre-payment penalties or balloon payment penalties.

FINALLY!!

My house appraised for $1k over the sales price (phew) and the property is approved, loan is fully approved and closing date is May 23rd.

I'll be getting the disclosures in the next couple days. LO said by Thursday at the latest.

 

I can't believe this headache is almose over!! I'm so excited!
