I am 100% with you. I was told that if I wanted the lower rate,

1. buy it down or start the whole process over again. I think it is  ridiculous. I don't want to start over.

2. I am so amazed at the closing costs. 7500 and that does not include the 4795 VA charges.

I am changing the price from 145k to 165k and now the closing costs are 8500 and 600 more for the VA loan. And the loan is at 4.375. Buying from a family member and am going to do some remodelling. Was going to do the lower floor and then the kitchen. The pest insepctor said to do both at the same time. As I am getting the difference in the sale from the original mortgage. 

Later when I get the modified costs sheet will post it.

I hate that we got stuck with a 4.5% rate but maybe we'll get a chance to refi out of the FHA loan before interest rates get sky high since our home appraised so high.

Just checking in.  Things appear to be progressing smoothly and hope the same for everyone else.

 

Got some packing boxes and the wife has already started taking things off the walls.  Starting to feel real and sooo ready to have those keys in hand.

Congrats to all of you--Junniebruner, cmony787, gabeincal!!!  You all are so close to being in your new homes!!!  I am still in mortgage hell waiting for that clear to close.   We need to come up with an additional $750 in closing costs, which we can do--but all the documentation requirements are scary.  I am afraid at any minute the deal will fall through.  I am stressed beyond belief and home that come June 1, this part of the homebuying process will be over and done with!!!

I feel the same way. My broker is awaiting a clear title, we are waiting for results of the Certficiate of Occupancy Inspection the seller had to do. And of a reinspection from the FHA Appraiser, after repairs needed to be made. I am hoping I get news this week that I am good to go.
