Just curious, and I may be a little paranoid. But does anyone feel even a little uneasy posting all the details of your close, or is anyone fudging a few numbers just to be safe? Just putting it out there. Still thinking about putting up my numbers just because though...
my loan is 131000 FHA int rate 3.31% <--which i find wierd, it was originially 3.25% something about points and my DTI she had to adjust it to give us cushion with approval
im still happy with 3.31
We went with an FHA loan @ 3.375% (went up from 3.25 for lender's contribution). My inspection took a little longer to happen as the company I wanted to use was a family friend and they were booked solid. From appointment to inspection, it was was a total of 6 days. Appraisal was ordered on April 13th and the appraisal was completed a full 12 days after I paid for it! That was a nerve-wrecking period and I was buggin my LO about it almost daily. It was no fault of his own, but it was a real pain waiting that long. Luckily the appraiser was local and very experienced and we came in 2K over the sales price.
SO, despite all those delays, our contract was accepted on April 10th, then we had an inspection, appraisal, final walk-through and a smooth close with the sellers on-hand that completed on... May 9th. How about a 29 day close for the win???
My peeps rock
29 day close is awesome! i always here its longer for FHA our loan processor told us 45 days. we are getting close to the 45 day mark.
closing friday at 11 am set up utilities to transfer. very very excited
6 days, 1 hour and 40 minutes until we close. But I am not counting or getting excited or nervous!

This was the absolute toughest battle I have ever fought in my life! Every aspect of this deal was a fight. The zoning, the appraisal, the comps, the building style of the home, the acreage, the out buildings, my insurance agent's dwelling value being 100k low, her dragging her feet to get the binder to the processor, LO being on vacation for 10-12 days through the process, the sellers countless addendum's, and now I can't move in until next week. Oh well, I closed and she is all mine, mine, MINE! Good luck to all those who have closing dates in the future! It WILL all pay off when that key hits the lock!
