Well it is looking like we may not be closing tomorrow. Our file was sent to the USDA but they needed another statement from me (the wife) that I have no source of income. I had already sent a document to the lender but they needed it to specifically state that not only am I not employeed but that I have no source of income.
It completely makes sense but is just a bit frustrating since it may cause us not to close on the expected date we were looking at. It could have been taken care of yesterday but my account manager was on vacation. I am just happy that it is all happening : ) and if we get everything taken care of by three we will be able to close tomorrow. (Not likely) : )
I am thinking it Will be Saturday or Monday.... but if it ends up being later then that makes me happy also. My broker just sent an email to my lender requesting for the TIL... What is this????????

TIL, and i just checked my documents for confirmation is Truth in Lending which does outline the terms like rate, principle, interest etc..

Once you get through Underwriting and it goes to USDA things will happen pretty fast after that. I closed May 4th on Friday for the USDA Loan, everyone was efficient and considerate. Realtor stated, "this was the first house that needed no repairs". The house has everything that I needed and wanted, the process was stressful but worth the journey. Now I am off to the Gardening Meeting so I want APP for anything else until November or October. Congratulations Everyone!!!!!!

@Germaine47- Yeah I am thankful that I now know it is only a matter of time. I fully expect to close next week if not this Friday. Congratulations on your new home! My house did not need repairs other then a door needing to be put on the hinge and a trampoline removed from the property. I say that lightly because I will be repairing holes in walls, painting, cleaning, adding moulding to kitchen cabinets, painting cabinets etc for months to come. It is all worth it though and it will be exciting to see the changes take place in our own home : )

Starting to stress. Got underwriting conditions and other than a gift fund letter and paying a small collection at closing, I'm fine. EXECPT this hurdle
We have rented for 3 years from the same, paid on time and with money order every month NEVER NEVER EVER LATE!. I provided the last 12 mths of money order stubs, which is fine but they want proof that we bought the money orders.....I bought them from amsoct monthly. Our landlord has already signed the rent affidavit saying we have never been late in 24 months. We provided 2 months bank statements that show we have taken the money out via the atm to make make the payment. Not sure this is good enough. We can't go back any further in bank statements do to over drafts. Some please help, what else can you think of. We can request compies of the cashed money from amscot that would have my name on them at 12 bucks each but that could 45 to do and we don't have that long currently.
