It's hard to tell, we really didn't know for sure that all was well until we went into closing. Though, I'm sure some lenders are a lot better about that.. lol.. We closed today at 10:30, had a small hiccup in funding with the wire transfer, but we're funded and done..

Well, our appraisal is done. We were told things are going to the underwriters now. They asked for a couple letters of explanation - had be redo one from the FC. We added a sentence there there about having to deal with a subprime loan and adjusting rates, and balloon payments, etc. I hope it goes through without issue. They also reran out credit again (3 times now!) I told them the only inquiries was theres - the others ones dropped off. All of our scores hover around 680 and 690 right now. As soon as we close and I start paying off some more cards our credit should jump up again. I wonder if it will go up because now we have a mortgage again....
I hope to be through this soon.... really keeping me on edge...

I know because last week I was there. I closed and funded last Friday May 25. I checked online last night and my purchase has already been recorded on the county's website! The headache of underwriting was well worth it!
Im so used to riding past my home admiring it, that I actually kept riding past it after work the other day. LOL. YOUR almost THERE, let us know when you've closed!Congrats to you as well! I want to be next..... (whimper)

I expect us to close at least within the month... Ha Ha! They (they = realtor) set the closing for June 11th at 3pm.. But, I really don't see that happening... as of 2pm today the LO said they didn't have the appraisal.. however, appraiser says they do.. So appraiser gave the realtor a number to give the LO to call her... So we'll see what happens there... At least we know we get to move in this weekend... I'm scared I'm going to jinks us to actual posted in this thread all the specifics... ha ha!

Looks like we will be closing in June after all!!! Our file was sent to USDA today for final review!! It will more than likely happy toward to end of the month as the USDA turnaround time is 15 days.

That sounds like good news for you....
I have waiting my 48 hours for underwriting and I asked what the status was and they told me it is being underwritten....what does that mean?
