Mortgage and Credit score question

Hi,

 

We are palnning to buy a house and I though that our score was above 720, as I had applied for amex credit card in August and they sent me a letter with my credit score of 760.

But when we did a pre-approval application, they came back with a core of 698 for me and 712 for my husband.

 

Now we will have to pay PMI as we are not putting 20% down, and the credits core impacts the PMI rate. So I we pay the credit cards so that the utization is below 30% will our scores go up in 1 month or so.

 

I checked credit karma and my current socre shows as being 720 which is after the mortage company had pulled the credit report.

 

Is the credit karma score pretty accurate?

Can I simulate and be sure that its accurate + or -5 points?

Credit karma is a fake score or FAKO. It is entirely inaccurate. 90% of lenders use fico.

Can I signup for the FICO score watch and then cancel? is this the real FICO score

Yes, the EQ score here is a FICO score.  There is a trial period, you can cancel before the trial date is up.
