Must raise FICO score 1 point to close VA loan next week! HELP PLEASE!

My LO Started our loan process back in Jan, my husband and I are going VA for the 100% financing, LO ran my credit back in Jan with a mid score of 626 and said I could not get VA, I was under the impression it had to be 620 according to VA guidelines, she insisted my husband would qualify without my income and proceeded with loan, which has drug out 7 weeks ( probably because there was no way in the world to qualify him w/o my income). Closing is supposed to march 29 , and we get a call from LO who says my husbands income was not enough and denied by underwriter... We were constantly asking her about this through the 7 weeks of he@@ we went through.. I decided to make calls to other lenders considering my suspicion from the very beginning (she knows nothing about VA) I called her and said I am considering moving the loan to another company where my 626 was acceptable. She replied oh well I can add you to the loan and send it back to underwriting, you could have been on the loan I just thought it would be cleaner without your 626. Okay, so we are still trying to get this through underwriting now with me on the loan, and she ran my credit report 3 times now in the last month, and now my mid score is 619? What can I do, my husband and I put a fairly large good faith deposit down on this home, I have called and had the only 2 collections on my credit report removed and faxed them to credit bureaus, and paid cc down from 80% to 30%. Is it possible to raise score 1 point in a few days, and should ditch LO and consult with VA loan specialist?

Do you know when your credit cards report?

 

I would call every credit card you paid down and ask them to update your balances.  Once those balances update, you'll get that point.  You'll get more than a point, really.  My balances update right after my statement date, and most cards are apparently that way.  Orchard is an exception in that they do it at the end of the month regardless of the statement date.  I don't know if calling them will make them do it, but it's possible.  It's also possible that you would only have to wait until early April to get that score.  I'd consider subscribing to SW here (google for a discount code) and set your "target score" to your *current* score.  You won't get immediate notification of score changes, but you'll get one about once a week.  You can also go the CMS route - monitoring all three reports with a CMS (I've used creditchecktotal, but I think there's cheaper ones like USAA) that allows daily pulls.  You'll be looking at FAKOs, but you can pull your reports daily to see when that balance changes.

Pay down the other 30% and you may get up to 640 (which is where you likely need to be to get approval anyway.)  620 loans are still around for sue, but they are tought to actually get closed.  Any little thing will cause a denial.
