I'd never heard that with an FHA loan the spouse's income/debt is considered even if they are not on the deed. Does anyone know how FHA loans handle unmarried same-sex couples where one spouse is taking out the loan themself and would be the sole name on the deed?

its not FHA per se but if you live in a community property state it is required by any lender...there are 9 CP states Arizona, California, Idaho, Louisiana, Nevada, New Mexico, Texas, Washington and Wisconsin.

Just to add... I closed on a streamline FHA mortgage in October; they did not pull my husbands credit (we are in Oklahoma)

It really depends if you are in a community property state. My husband had to sign some papers at closing but other than that it was real easy.
