Need Advice Bad

I have a bankruptcy on my credit that discharged in June of 2005.  In late 2006 and early 2007 I have some charge off's.  I now have 4 accounts open and paying as agreed for the last 2 years with no late pays.  My question is, if I paid the collections and charge off's would they affect my ability to get approved even though they are from 2006?

 

Does it matter that I have good payment history in the last 2 years?  Or is just the fact that I had bad credit since bankruptcy enough to have me declined?  Regardless of how I've improved myself...

 

I want an FHA loan!

I believe it will depend upon how the lender looks at the loan. FHA requires 2 years since bk, and requires collections and charge offs to be paid prior to closing. Other than those items, has your credit been clean since the bk?

 

Do you have a minimum 640 credit score?

How many charge off's/ collections? How much are they for and what are your Fico scores?
