Need Help Raising Score 5 Points ASAP. Lender has no advice - BEFUDDLED

Hi, thanks for any help you might be able to provide. 

I have worked very hard the last few years to raise my FICO 8 scores from 478 in 2012 to 731 today. As you can see my recent credit history is pretty good, but we are trying to buy a house now and my Mortgage scores are way lower. Essentially I am trying to raise my Equifax FS5 from 675 to 680 as it will save me thousands on this house we are buying next month. My lender has done the credit score hypothetical thing and his program does not give him anyway to up the score. Essentially he has not tips. Maybe you guys have something? Or am I just going to be 5 points short?

Oh my gosh you should have GW the heck out of those paid collections!!! Call them all now and beg for removal!

 

You mention raising your equifax but then saying the public record isn't on your experian. Is the equifax the important one?

 

Also GW your card holders for those 30 day lates.

If you pay off all cc balances except the care credit it should raise your scores at least 5 pts. Best to have only 1 credit card reporting a balance.

I agree with Sarge, but I would also pay enough on the carecredit to get it under 30% - it's exactly 30% right now and you might be getting dinged for that. I would pay $30 to get it to 29% at the least. I'm not sure how much cash you have to work with but ideally you should be showing a balance on one card, and that card's utilization should be 9% or less (but not zero).

 

Also try goodwill to get rid of those paid collections like MrsCHX said, if you don't know what that is you should be able to search the forums and find some pretty good guidance on how to go about that.

while fico tells us that they combine all balances/limits......  in my experience, one card with a balance can hurt.

 

follow advice above about paying all off..... except one. leave a $10 balance.
