I used Fidelity Mortgage (Lion Bank) for an investment condo I bought last year. They were pretty easy to deal with. My scores at the time were probably similar, no collections on my report or charge-offs. Just some 30/60 day lates from five years back. Conditions were minimal. Closed on time.

Thanks for the feedback. I have paid collections on my report about a year old. Do you remember what the DTI requirement was? I'm reading 55% max.

That honestly didn't come up. My DTI was pretty low even after adding the 2nd property. I set personal limits of about 20% for housing and 35% total to make sure I was far enough under to not be of any concern to underwriting. But I am thinking that the limits are closer to 45% to 48% total. DallasLoanGuy may have better information on that end.
