I want to get an offer in on a property today but I am still carrying my existing house so I'll need to rent it until I can sell it. I need an FHA lender with no overlays who will go to max (46.99% / 56.99%) DTI in order to cover both mortgage payments. Anyone have a recommendation for someone who is licensed in NJ? Credits scores for both of us range from 680-700 and we had a CH7 BK discharged three years ago.

Credit is not an issue-DTI is. Our score is 699 so we qualify for 46.99%/56.99% DTI under straight FHA guidelines-I need a lender who does not overlay that with lower DTI numbers.
