Hi guys!! We started the credit repairing process one year ago and are finally within eyesight of the finish line! Phew!! It was a marathon which took a TON of patience, disgusting amounts of stress and at least a boxful of Kleenex to absorb some tears. All that aside, I hope to say in 2 short weeks that it was all worth it. Anywho, here it goes:

Purchase Price: $156,950
Property: SFH - 1462 sq ft
Submitted Offer on: July 7, 2013
Builder’s Name: Palo Verde Homes
Start of construction: July 1, 2013
Signed Purchased Contract on : July 7, 2013
Lender Name: Rocky Mountain Mortgage
Notes about Lender: VERY thorough (especially when it comes to bank statements) but pretty quick
Type of Loan: FHA 30 Yr Fixed
Loan Rate: 4.5 (locked 08/15/2013)
Loan Application submitted: 07/18/2013
Loan Approved w/conditions: 09/13/2013
Final Approval: Any day now.
Appraisal Ordered: 09/01/2013
Appraisal Completed: 9/16/2013
Closing Date: 10/3 @ ?
CLOSED: soon!

Maybe, but not likely, LOL.  One can hope!  Smiley Happy  We are flying to DFW for a week of househunting on Sat, so we are so excited!  We are also going VA, so I know the delays there, but I just thought it would be fun to think that I could POSSIBLY close in Oct.

This has been the most stressful, longest process I've ever been through!  The loan approval part of it was pretty straight forward and quick....but the building process has been an absolute nightmare!  I guess if I had gone with a bigger builder instead of a small privately owned one I wouldn't be griping as much, but who knows!  Below are my details:

  • Home Location: North Dallas Area
  • Purchase Price:  $188,445
  • Property: SFH - 1610 sq ft
  • Submitted Offer on: April 16th
  • Builder’s Name: Cheldan Homes (small private builder)

  • Start of construction: June 19th
  • Signed Purchased Contract on : April 16th
  • Lender Name: SWBC Mortgage
  • Notes about Lender:  Preferred lender for Cheldan Homes.  Very easy to work with and very responsive.

  • Type of Loan: USDA 30 Yr Fixed
  • Loan Rate:4.625 (locked 08/22/2013)
  • Loan Application submitted:  07/26/13 - SWBC, 7/30/13 - USDA
  • Loan Approved w/conditions: 8/21/13
  • Final Approval: TBD
  • Appraisal Ordered: 7/31/13
  • Appraisal Completed: TBD
  • Closing Date: I hope before the end of October
  • CLOSED:
Beginning Score: 620 TU; 634 EX; 613 EQ - all lender pulled 4/15/13
Current Score: 677 TU ; 661 EQ; 648 EX - all lender pulled 6/6/13
Goal Score: 700

We're supposed to close October 23rd and have an FHA, does anyone know what will happen if the Government shutdown occurs?  We worked so hard, like most of you, to pay off credit cards and save, and I will be so bummed if it is delayed.  Thanks!
