I sure hope to be in this group myself (1st VA loan).  I'm not sure what to expect from here though.  I've signed, given earnest money, just had the home inspection done today (lots of red stuff!?) and am now waiting to find out what's next.  Like (it seems) most of y'all, I'm trying to gauge when to give notice on my apartment...don't wanna even WORRY about being homeless but don't wanna pay one dime more than I have to for the 30 day notice either.  BOL to all of you and hopefully I'll be back with an "October Closers" post in the near future :-)

So our appraisal came back yesterday and it came in lower than our sales price.we had offered 140,000 and was hoping to wrap our closing costs into the loan and have the sellers pay our closing costs but the appraisal came back at 133,000. After negotiating we agreed to the 133,000 and splitting closing costs. Hopefully no more bumps in the road.

We put in our notice with our landlord after the appraisal came back in our favor and we signed our commitment letter.  Hope that helps to give you a better idea of what to do!
