I know you said you wanted to buy a car as well, so just a heads up...sometimes the gov't works quick. My mortgage hit my reports 17 days (YES 17 days) after I closed.

VA routinely closes in 30 days.

Conventional closes in less than 30 days.

I can't blame you for wanting to shy away, but if you ever do find yourself with a potential USDA loan, please keep in mind that the Guaranteed variety can move much quicker than the Direct varieties. Also, I may find myself dealing with them on a regular basis since they offered me a full-time telework position. My patience will pay off in two ways & I'll get a chance to help other families push through the process a littler faster. In addition, I'm planning to write many representatives in the hopes of initiating a change in how these loans are processed. BIG PLANS!

Thanks, wendlan! We're looking forward to moving, but not lugging everything down 3 flights of stairs & out the door. Half our stuff in is storage now, so it won't be too terrible.

Wow! That's quick. Unfortunately, we just put a new transmission for our truck on the credit cards, so we can get the house, but will have to wait to get the car. Maybe we can take advantage of some year-end clearance deals!

Its actually a 60 day contract... mine was put in with a 58 day window, and I could have closed 10 days to 2 weeks early if the seller had been ready. I think a lot of it has to do with the individual office and the RE agent. My agent (despite living and working in a USDA area) had never worked on one. He threw himself into learning the ins and outs and communicated with my loan coordinator regularly. It was actually very encouraging to see. My process got a bit of help along the way (appraiser was in the area, so did mine a few days earlier than scheduled) but it was far more seamless than some of the FHA loans I hae seen friends get recently. Then again I was ahead of the curve on my researchand knew what was coming, so when my coordinator asked for something, it was in her inbox 5 minutes later.

She did say she wanted mine done and out of the way because I did everything when it was needed and she had people not getting her what they needed. I suspect this is not uncommon no matter what loan product is being used (hearing what my friends are complaining of, and knowing them Smiley Very Happy ) I would certainly not try to go USDA in a serious sellers market, but in any type of a buyers market, thats a different story.

My husband thinks they'll wait until it's clear to close, then they'll just email us to go ahead.

Now we're getting somewhere! The USDA emailed me this morning saying we are set to close on July 31st. Forwarded it to the RE agent, who called our attorney & set it up for noon. We're still waiting on the amount to bring to the table, but we finally have a time & date! Whew!

 

Utilities are scheduled, a 26' truck is reserved, & packing has resumed after a lull lasting over a month.

Wow!  Sooo happy for you!  I closed yesterday afternoon, incredible feeling walking into my first home 

 

and I swear I like it more now than I did when I first saw it.  I have been googling redecorating and 

 

first timer remodeling ideas for changes I would like to make.  My little place was built in 1984 and has 

 

never been repainted since!  White walls begging for a color scheme.  Solid hardwood kitchen cupboards.

 

Tell you what, I have a feeling when we all read about you actually closing..... there will be alot of champagne 

 

corks popping and toasts to you being made all over the United States~  You definitely get the "Infinite 

 

Patience of Job" award!  Congratulations!

Thanks, all!

 

We're set to close at 10 am tomorrow morning & the realtor is dropping the keys off either tonight or tomorrow morning before closing since he can't make it to the signing. Our attorney is waiting for final approval from the USDA on the amount to bring to the table, but it looks like it'll be $939.09.

Awesome! Last night was my first real night staying in my house after an exhausting month of work, moving and getting the things done that are better done when the house is empty. I had probably crashed here 7 times over the month, sleeping on an air matress in the living room in true hillbilly fashion but yesterday when all my stuff was actually here and I REALLY live here it was a wonderful feeling. My awesome 80 year old neighbor had a little fire and it seemed like the whole neighborhood wandered over at various times. After everybody else went in, I just sat on the deck and watched the moon and stars. And it felt like home.

Heres to you having that same feeling shortly  Smiley Wink
