I was pre-approved with a mortgage (672 Mid mortgage score) and placed an offer that was accepted on a house with a closing date of 05/02/2016!
What should I expect now? I'm freaking out! I have a dismissed bankruptcy from 2012, a state tax lien (to be paid prior to close) and one minor collection account that I have no intention of paying. I have perfect payment history over the last 12 months but many inquiries as I worked to rebuild my credit (I have close to 20 on each report with 5-10 for a car purchase and re-finance).
How valuable is a pre-approval (Quicken Loans)? Am I still at a high risk for being denied at the end? Am I freaking myself out for no reason?
I am well under on DTI and have significant reserves. Is credit the biggest factor in home ownership or do DTI and job security play major roles?
