Prepping to purchase first home late 2011/early 2012

 

I just want to make sure that I have all my ducks in a row.

 

I'll have 12k+ for down payment, plus a 2-3k left in bank

Salary is around 55k+bonus

 

 

Current Tradelines:

Orchard - Opened 10/2009 - never late $300 CL (0 bal currently)

Cap One - Opened 11/2010 - never late $500 CL (0 bal currently)

JCP - opened 11/2010 - never late $150 CL (0 bal)

Student Loan - open 2003, defaulted a few times, but rehabbed in good standing. Ontime Payments since 2/2010. Paying off in Aug 2011 (could pay it off now, but want to build good credit)

(Duplication of Student Loan Tradelines - Negative TL's reporting 4 times)

 

1 Collection for 2600 - Paid. Drop off Oct 2011

 

1 Judgement for $700 - Paid/Papers file but not yet updated. Wont drop till 2013

 

Im looking to put in an offer in on a house around Dec/Jan/Feb time frame. Does anyone see any issues?

No you look fine

Just make sure and follow up to get the credit report as clean as possible
