My husband and I are in the process of buying a house. We saved up $110K for down payment and the price range we are looking is between $500K and $550K. He has excellent credit score of 796 and mine is EX: 761, EQ 748 and TU 731. My husband is owning the condo we are current living with the monthly payment approx. $1600. We are going to sell the condo once we buy the house. He does not have credit card balance at all. I do have some credit card balance of around $6000 with the monthly min. payment of approximately $200. We both are currently working with permanent position, making around $140K/yr. I am just worried that the credit card payment that I have will affect the chance of getting final approval on the mortgage.
FYI, we got preapproved with the amount of $530K.
Thanks
if the credit card pmt affects your debt ratio, you might just pay it down/off out of the down payment funds.
the loan officer can simulate things like this in the loan software.
