Cool, so 30% down without any of my own funds is fine? Can I also used gifted funds towards closing?

Bumping to see if we can get an answer to OP's question since I'm curious as well.

 

How are gift funds seasoned?  Do they need to be in one's account (from the gifter) for a period of time before they can be used for a down payment?

60-90 days if you don't want to bother with all the paper work. Others wise with a gift letter, and an acceptable source, you can have the gift funds anytime.
