Quick app and downpayment question...

When applying for FHA do you have to have your downpayment in the bank already at the time of application?  I ask because we will be selling our current home and likely be taking a loss (we desperately need a larger home - growing family) so the $ that we have saved for the DP will likely go towards getting out of our current home.  My father will be gifting us the dp on our new home, but didn't know if that $ needs to show in our bank account at the time of application or if that can just come after the pre-approval.

we can simulate you having the gift funds in the loan software.

Your g-pa will just need to sign a gift form and you will also need a copy of the cancelled check. In many cases you will need to provide your bank statement showing the check deposit and your grandfather's statement showing the check being taken out.
