Ready to apply? A few questions... Help please :)

Hi all!  I've made great jumps in the past 5 weeks on my score. Fico Eq is 625.  I don't have TU or EX scores.

Should I contact my loan officer and have him start the process, providing the letters for a rapid rescore if necessary? Here's the info...

 I have 6 tradelines for a defaulted school loan in 2010 and 6 tradelines for the school loans with CA that is paid off and won't be updated to the bureaus until the 30th of this month.  

I also have 3 late payments last year  (30,60,90) that will delete any day now ( I have letters from both companies stating this will happen).  

 I don't know if these updates, when they happen, will raise my score any.  

AAoA is 9 years, 17 yr history.  DTI is really low with high income (approx 21/30 dti).  150k/year. We have plenty in reserves for closing/down pymnt.  over 20% for down payment.

one card 2500 cl with 0 balance but opened 8 months ago no lates.  AU on another cc 1000 cl with 1% balance 7 year old no lates.  

Positive: old mortgage closed 2007 good standing

Bad: past two years on report would be the student loans, paid off student loan collections, lates that are over 3 years old and a cap1 card with lates from may 2012 to sept. 2012 (long story, they aren't reporting correctly and I have been fighting it for 5 weeks now with no success)  uggghhhh

also a few sprinkled lates that are more than 3 years old.

we can do va if that helps. (army & navy).  we have accounts with USAA and NFCU too.

We are under contract and need to start applying for the loan as soon as possible.

Do you think we have a chance for getting approved?  Really nervous here...

I think the capital one lates from last year, especially later in the year, are going to be an issue.  In most cases, your lates have to be at least a year old or you have to wait them out.

So you think we will not be able to get financing at all? Or will it just be very difficult?

 I just sent yet another email to cap one  ceo.  I don't know what elese to do.

They are not reporting correctly but they won't budge on changing their mistake and disputing is useless.

Once big lesson I have learned through this process is that persistence really does pay off and anything truly is possible.
