What is considered "high reserves"? I know this is terribly subjective and will vary depending on each borrower's situation, but I am trying to get a general feel.
For example, I am currently planning to have about $15K in cash reserves (in a savings account) after down payment and closing costs. For me, this would about to about 6 months of cash reserves. I will also have about $10K in vester Company stock and about $15K in a 401K. Would this be considered "high reserves" or no??
It is subjective to each lender. Some programs require the borrower to have 6 moths PITI in liquid reserves at closing. When calculating the value of stocks and 401 k, lenders usually give only 65% of the amount ofthe investment as a credit for the borrower.
