Score Stress

What are the odds my lender will pull higher scores? I am three points away from getting final loan approval. My scores on myfico are EQ 645, EX 637, TU 622. My middle score needs to be 640. Three points!!!!!! I could just scream right now. Will I lose my house over 3 pts.?

Odds are slim unless something will change in your credit reports. I was in the same boat as you as my middle score was 635. My lender didn't think we would get the 5 points needed. She had me at 0 balances reporting on all my cards so I let a small balance report on my QS1 and boom, 646. Closed on my condo Friday!

Okay, so are you saying my LO will have similar scores to myfico? I thought lender pulls were usually higher??? Am I wrong?

My Cap1 cc reported $18 and dropped 3 pts. It was $0 last month.

Should I ask my LO to wait until October to pull my scores so I can remedy the situation? Will pulling my scores tomorrow cause further damage?

My experience was that all my scores were lower than my fico scores. EX was the only one with a one point difference, TU and EQ use FICO however run it through their own proprietary algorithm and were a bit lower. I've read on this forum for others their scores were higher. Remember YMMV depending on Your TL and credit history. If you have credit card balances pay all down to 0 (if you can, or pay as much as you can afford) but keep one with a balance (below 3% UTL) it may help your scores if balances can update in time before your next credit pull.

when my mortgage banker pulled mine I have 1 that was way higher and 1 that about 10 lower and 1 about 15 lower.  I am not close to the line so it wasn't a big deal but for people that are riding that line of qual/not qual 10 or 15 points is a big deal.  In my case it is going to be more for the interest rate.
