Hey everyone! I figured I would get the thread going for September closers:

I am so excited to be at this point, but I am also a little bit worried about the appraisal. It is a complete gut rehab flip so I have to do two FHA appraisals. There aren't really any direct comps (this isn't a neighborhood that has a lot of flips or investor activity going on) But I have my fingers crossed?

So just a little update - got my loan approved and grant approved today!!! All we are waiting on is for the seller to address the repair requests and for the two FHA appraisals. Everything has been moving forward a LOT faster than anticipated so we are now shooting to close by the first week of September. Fingers crossed!!!

Update...everything went quicker than planned and we are clear to close September 8,2017. Whew! Glad to be through that and looking forward to our new home in just one month!!

Hi all! I posted back in the July closers forum about a house we were buying...but that fell through because it ended up in a bankruptcy 😒 But I'm back with a new closing date on an even nicer home! Here's the details

Congrats to all the newcomers here!

 

I just got my first appraisal back and it's $5k OVER!!!! I'm so relieved. I still have to wait for the second one to come back, but this is a really good sign.

 

As soon as that second one comes back we can schedule a closing date and I can put in my notice to my apartment. It's almost here!

Loan rate is high because of utilization (mid mortgage score is 674). Will be paying it down this week so i can get a better rate. Should put me closer to 4.0.
