This process could not have been easier. Best real estate agent and loan processor ever. From offer to closing within 5 weeks. The home was built in a new neighborhood in 2009 and sold for 129,900. It's a foreclosure, and new homes are still being constructed in the neighborhood, which I've been told will help my equity, since they are selling for $119,000+

Our contract was signed around the same time, but we are still in attorney review. Its great to know that you are able to close so quickly. None of the mortgage lenders were confident enough to close in 30 days due to the high volume of loan applications, though we have 800+ credit and upto 25% downpayment. Are you getting home inspection done?

Home inspection was done Monday morning with nothing major found. There were a few little things but not enough to hold up the appraisal.
