Hi all,
I'm six years into a 30-year mortgage. My current rate IR is 5.65%. I owe $150k on the note, and my tax assessment for the property was just $190k. I make $58k/year. My CS scores from this here site are between 667 and 703.
I have several lates in the past year on my mortgage, none within the past six months and none 90 days or more.
Is it worth it to refi now? Or should I wait until my CS gets better?

I'm not sure you'll be able to until your lates are ~12 months old.

Credit -- 706 (Experian FICO), 693 (Equifax FICO), 667 (Transunion FICO)
Details:
Mortgage: 30 days late (3/13, 7/13, 9/13), 60 days late (8/13)
Student Loan 1: 60 days late (11/11)
Student Loan 2: 60 days late (11/11, 12/11)
Credit card 1: 30 days late (11/11)
Credit card 2: 30 days late (4/12)
GE Finance/PayPal: Charge off (3/09)
Gross Income -- $58k from full-time employment
Monthly Debt Payments -- Student loans ($189), Car payment ($273), Mortgage ($1,290)
Thanks for the advice, pizzadude. I guess I should wait another six months until I have a year clean on my mortgage to refi.
I may be eligible for a special deal because i live in a block grant area.
