Thanks! It's a headache but everyone who completes, says it's worth it. In your everything works well for you also. That's crazy to not respond , but if they are anything like mine, they are out the office a lot. I'm supposed to hear something by Monday by mail she said , but by Tuesday if I don't, I'm going over her head. Two and a half months to do my app is ridiculous especially when she had all documents the first day

Sooo here's a twist. I got a letter in the mail thinking ok I go it! Only to find out she sent me someone else's full credit report and information  . but my name and address is on the letter. Who does this ? I feel bad for the woman  but know im worried because who knows what information of mine is out there??? THis is a nightmare !

That's definitely not a good thing!!! Perhaps call her up and let her know what the mistake is!  Did it list your SS#?

No it didnt , but it has that womans information. I 'm horrified for myself and that other applicant. I'm going into the office MONDAY  morning for answers. This makes no sense. smh

I would go with a different mortgage company over an issue like that. That's scary as crap!

So i talked to the director yesterday and he apologized and is looking into the matter with her direct boss. He sid my app shouldve been done in 30 days. So just waiting on a callback . this is really crazy. Each office is different. I think i'm just dealing with someone who doesnt want to do her job .

Whew, congratulations!  Now the fun begins.  When I made my offer to buy, I had asked that the seller credit me back some closing costs .. those are your out of pocket expenses you asked about.  So I ended up getting a check for $1200 at closing.  $700 of that was my earnest money and the rest was out of pocket expenses for inspections.  Septic, home inspection and pest inspection.  Be smart in your offer and contingencies and YOU might get paid to close as well  :-)    Good luck!

Thanks! I appreciate the information. The house I want, they agreed to work out closing costs. (It's being built) , since I did try their mortgage company first and couldn't get approved. I also wanted a fride. Stretch, but I'll ask anyway. I'll keep you posted!

If you read that handy dandy USDA field manual, it mentions that they will NOT finance the cost of any appliances that are added to the mortgage, or purchase offer ... I forget how it is worded exactly.  So if you ask for that fridge from the builder, and the USDA becomes informed of this tidbit, don't be surprised if you have to pay for it at closing.
