I just want to thank everyone here, without everybody's advice and experience I will never dream of owning a house with such a sh!tty credit. With the help of this community I was able to rebuild. Last year score was 520, Today I got the email from the title company saying we are now closed and recorded!! I am static and overjoyed, my first house. So I can't thank anyone enough in this community. I might have just posted but I'm a long time lurker 
Yep, I'm with you. I just celebrated my 52nd birthday in my first home.
Kept going in circles trying to get a mortgage before finding out what my
real options were by connecting here.
I would not be where I am now with a payment I can safely afford, in my
dream home if it were not for the wonderful people posting here.

It's horrible how much bunk info there is out there when you don't know
what your real options are. Too much b.s. and not enough help from the
so called pros who don't know anything but how to scam and damn.
