Yes, I am in Atlanta, Georgia. Which is one of the benefits of living in the south, where we are not landlocked

I own a 3 bedroom full basement, Deck and backyard, Walking distance from a mall and huge park/pond and walking trail for under $165. With a 30 year fixed for a 1.66% interest rate!!!!

This will be my first Christmas in my home too! NACA can be quite a struggle but, being a homeowner is worth it! Great to see RachelRachel and RichRaven keeping it real! I read you guys all the time it's just been crazy busy @ work (which is a good thing) hopefully we can continue to encorage more people to hang tough and get their keys too!

How long after closing is your first mortgage payment due? My current landlord will allow me as much time as possible to transition to my own place, but I'd like an idea as to what I should tell him.
I closed Friday (12/17) and my first payment is not due until Feb 1.
I closed May 27 and first payment was due July 1. Mortgages are paid in arrears instead of in advance like rent. Part of closing costs is to prepay mortgage from the day of closing until last day of that month, but then you'll have a full month that won't be due until the first of the following month. Hope that makes sense.
