It's killing me! Im going for a VA loan through NVR mortgage and it is taking forever. My scores are 650 EQ, 656 TU and 657 EX. Had some problems a few years ago due to divorce. Now I'm back on my feet and would love to build my family a home. My biggest issue is taxes from 2010 and 2009. I owe the IRS 13,000 dollars. No tax lien, and nothing reporting to credit about it. What are my chances?
Did you disclose the IRS debt? They will find it even if it's not on your credit report. Is there a payment plan in place to pay it or what's the plan there?
Yes there is a repayment plan in place. I told them about debt verbally and it was also on my returns for 2010. My debt to income is pretty good as well. I make about 93K with a few small credit cards and child support.
If there is a payment plan in place then it may be ok, though I don't know since it's a VA loan if it's any different.
NVR is telling me I may have to pay it off. A payment plan is no good for them. Not sure about any other lenders.
I'm suppose to close on 2/15 and still no word. The suspense is killing me too. I have several student loans that I defaulted in the past (2008 and 2011), but they are consolidated now. Praying for all of us!!!

Will do.....When are you schedule to close?
Waiting for final approval first. They wont start building until NVR fully approves the loan. I hoping around May or June if the start by the end of this month.
I'm with you guys. Underwriting is without a doubt the most nerve wracking part. Hang in there though. It will all be over before long. If they throw conditions at you, don't let it get to you. Just satisfy them and keep on trucking. It will be worth it. =)
