Thoughts on Asbestos tiling?

Hi everybody, I hope this isn't the wrong place to post this...

 

I just went through inspection on a house that we have a ratified contract on.  Asbestos tiling in the basement was found and I'm just curious as to how this is typically handled.  The house was built in 1959.

 

In the contract there are clauses about lead paint, asbestos, etc.  But how will my mortgage lender look at this during appraisal?  Is it similar to wood destroying insects, where a lender may be scared away from lending?  Also, is it typically reasonable to ask the seller to do something about it or is it considered not a huge deal if undisturbed, etc.?

Has the asbestos tiles been confirmed as needing to be mitigated because they were determined to be hazardous? A regular home inspector will only recommend that it be checked but only a certified specialist can render a determination that would be considered by the lender. One way or the other, the lender will want a determination by a certified entity.

This is from a typical home inspection only.  No testing or additional inspection has been done.  I guess I ask because the overall consensus seems to be less "shocking" than, let's say, termite damage.  But you're saying that the lenders will still want to know about it?
